The available properties are “disappearing” in the big cities of Greece

Thessaloniki is the "champion" with the largest annual decrease in the number of available properties in 2023, whether it's for rent or for sale, in all property categories

Reduced supply reaching up to a maximum of 37% within a year in available properties for rent and 40% in available houses for sale is observed in Greece’s major urban centers, confirming with numbers the significant housing shortage in the real estate market.

In both cases, Thessaloniki emerges as the “champion” with the largest annual decrease in the number of available properties in 2023 compared to Athens, Piraeus, Patras, and Heraklion, whether for rent or for sale, in all categories, from the smallest up to 80 square meters, medium-sized (81 square meters to 120 square meters), and larger properties (from 121 square meters and above).

The data stem from the database of relevant advertisements, according to which, among the five major municipalities, the only case of an increase in available properties is recorded for 2023 only in Piraeus, and even that, in a single-digit percentage and only in the sales segment.

In rentals, available properties are fewer even in Piraeus, while an exception with increased supply in 2023 compared to 2022 is found in Patras, where advertisements are more by 3.5% for small properties up to 80 sq.m. and by 5.9% for the immediately following category from 81 sq.m. to 120 sq.m.

A second, unique exception, with increased supply by 4.8% is in Heraklion in the category of medium-sized properties from 81 sq.m. to 120 sq.m.
