Property: Over 777 billion in Greek property in 2025 – What the ENFIA data show

Increase of 5.9 billion compared to 2024 - Attica accounts for over 50% of the wealth - 359,434 owners benefited from the discount for their property insurance

The total property value of real estate owned by Greeks reached 777.85 billion euros in 2025, recording an all-time high. Compared to 2024, the increase amounted to 5.9 billion euros or 0.77%, which reflects the upward trend that began in recent years.

The total tax levied through the settlement of the ENFIA for 2025 stood at €2.3 billion. Of this amount, EUR 1.738 billion came from around 6,165,000 individuals, while another EUR 565 million was paid by 71,000 legal entities.

As in all previous years, Attica absolutely dominates the real estate map. The total objective value of real estate in the Attica Region reached 410.97 billion euros, more than half of the total value of the country. The amount of ENFIA corresponding to these properties amounts to 1.218 billion euros, representing 53% of the total assessment.

It is followed by Central Macedonia with a value of 101.9 billion euros, while Crete is in third place with 42.1 billion euros. On the opposite side, Western Macedonia (10.2 billion euros), Northern Aegean (11.4 billion) and Epiros (17.8 billion) are ranked at the bottom, with the lowest aggregated values.

The distribution of value by region did not change materially, although small increases were recorded in almost all regions. Central Greece was the exception, as it was the only region to show a fall in total property value, losing around €180 million. The largest increase in absolute terms was in Central Macedonia, which gained 1.74 billion euros, while the largest percentage change was in Western Greece, with an annual increase of 2.1%.

The only active measure that offered some tax relief to owners this year was the rebate for insured homes. This measure was used by 359,434 taxpayers who saw a reduction in their final ENFIA. The total amount of the relief was 21 million euros, with the average benefit per beneficiary amounting to 59 euros.
